What ARE Local Law 33 & 95?
Local Law 33 & 95 require buildings in New York City greater than 25,000 sf to post their energy efficiency rating, similar to how restaurants must post food safety inspection results. The laws are intended to provide the public a snapshot of a building’s energy performance relative to other NYC buildings.
The energy efficiency letter grade is produced through a two-step process. First, the ENERGY STAR Portfolio Manager system, which is the tool used to comply with the City’s annual energy benchmarking requirements commonly known as Local Law 84, produces a numeric score. From there, the City converts the numeric score into a letter grade based on the below chart.
On October 1st each year, beginning in 2020, the City makes the letter grades available through the DOB NOW public portal. The letter grades must then be posted within 30 days.
